PROPERTY TAX IMPACT

An approved general obligation bond on November 4, 2025, would have an estimated property tax impact of up to $1.10 per $1,000 of taxable value (not assessed value).

 

  • For a $150,000 home in the Atlantic Community School District, this would result in an annual increase of approximately $72.93 (or $6.08 per month).

  • For a commercial property assessed at $1 million, the annual tax impact would be approximately $919.76.

  • For agricultural property, based on the Cass County average assessed value of $2,007 per acre, the annual tax impact would be approximately $1.63 per acre.

Calculating the tax impact can be a little complicated due to the state rollback and Homestead Credit. Below is a five-step process to provide some clarification:

Let’s say we have a home with an assessed value of $150,000. Factor in the 47.4136% state rollback. This gives us a taxable value of $71,147 on the home.  Subtract the Homestead Credit of $4,850. This gives us a net taxable value of $66,297.  Multiply the net taxable value by the levy rate increase of $1.10.  This equals $72.93 (or $6.08 per month) per $150,000 of assessed home value.

Raising the district’s debt service levy by $1.10 per $1,000 would place it at $2.50 per $1,000 of taxable value. This amount is lower than the $3.10 debt levy rate average in place from 2020 to 2025.

 

The board and administration are committed to maintaining a cumulative levy rate between $12 and $14 per $1,000, which has been the traditional rate in recent years and remains below the 24-year average.

 

Today, the district’s cumulative levy rate of $12.52 per $1,000 is lower than the state average of $13.14. This rate is also lower than neighboring Nodaway Valley ($13.80), Riverside ($13.78), and Griswold ($12.69).

 

Compared to school districts in the Hawkeye Ten Conference, we rank in the bottom half when it comes to cumulative levy rate.
